Terms of Access

These terms govern the relationship between Bookaestate and those who enquire about, request access to, or use our private concierge services.

Nature of the service

Bookaestate is a private concierge. We curate access to privately held residences for stays and private occasions. Submission of an enquiry does not constitute a guarantee of access. All enquiries are subject to review, and approval is granted at the sole discretion of Bookaestate and the property owners we represent.

Submitting an enquiry

By submitting an enquiry, you represent that the information you provide is accurate and that you are authorised to share it. You understand that enquiries are reviewed in private and that we may request additional information before any stay is confirmed.

Confidentiality

Both parties agree to hold communications, arrangements, and the details of stays in strict confidence. This extends to the identity of property owners, the specific locations of residences, and the identities of other members. Breaches of confidentiality may result in termination of access.

Booking and cancellation

Specific booking terms, payment terms, deposits, and cancellation conditions are agreed individually for each stay and communicated to you by your concierge before confirmation. Because our residences are prepared specifically for you over the course of several days, cancellation policies are stricter than at commercial properties.

Conduct at residences

Guests agree to treat all residences and the people working at them with the care appropriate to a private home. Damage, disturbance to neighbours, violation of local law, or behaviour prejudicial to the owner’s privacy may result in immediate termination of the stay and forfeit of remaining fees.

Referral programme

Members in good standing may be issued referral codes to share with prospective members. Referred enquiries receive priority review. Referral codes are personal, non-transferable, and may be revoked at our discretion.

Intellectual property

All content on this website, including text, photography, the Bookaestate name and crest, is the property of Bookaestate and may not be used without permission.

Limitation of liability

While we take reasonable care in curating residences and arranging stays, Bookaestate acts as a concierge and agent. Property-specific conditions, local events, and matters beyond our control may affect a stay. Our liability is limited to the fees paid for the affected service.

Governing law

These terms are governed by the laws of India. Any disputes shall be resolved through mutual discussion in the first instance, and if necessary through arbitration in Mumbai.
